Standing water in a hose may freeze back into the pipe and create an ice block that may bust your pipes and create damage to walls, floor, and foundation.

Know the location of your water main and shut it off if you leave for an extended amount of time.  If no water goes into the house, chances are no faucet drips can wreak havoc on your home.

A water detector is a small electronic device that sounds an alarm when its sensor is in contact with moisture.  Its main benefit is that it detects low moisture levels or slow leaks that often go unnoticed.  Install it near water heaters, sump pumps, washing machines, dishwashers, and toilets to prevent extensive damage and mold growth.

  1. Check Your Water Pressure

If the water pressure to your home is set too high, pipes and hoses may fail under the pressure. Buy a water pressure gauge at a local hardware store, attach it to an outside faucet, and turn the faucet to full force. The gauge will give you a reading of the home’s water pressure. Typical residential water systems are designed for water pressure of 40 – 70 psi. If your home’s water pressure exceeds 100psi, install a pressure regulator (which is available at hardware stores as well.)

  1. Do Monitor Your Water Bill

Sometimes, the only way you know that water is leaking is by taking a closer look at your water bill.  If your usage jumps significantly from one month to the next without explanation, put your “water detective’s hat” on.  Is there a leak in your crawlspace? How To Not Let Your Pipes Freeze in the Winter

Though it is rare for Southern California to get that cold, frozen pipes do happen!

Your body isn’t the only thing that you should be bundling up during the winter, and frozen pipes are more than an inconvenience. Because they affect your home’s water supply, as the water may have difficulty running through the pipes.

Frozen pipes can cause property damage, too.

When temperatures are cold enough, the water inside the pipes will freeze into ice. When water turns into ice, it expands in size. If the water expands enough, then it places pressure on the pipes.

Enough pressure will then cause the pipe to burst, not only damaging the pipe but also spreading water throughout your home and causing water damage.

If you suspect your pipes to be frozen you will need to wrap it with an electric heating pad or a towel and keep the faucet on so you will know when it has thawed.

3 Signs Your Crawlspace Needs Professional Attention

Sign # 1 - Moisture:
Moisture can seep into the foundation in your property and cause damage over time. If that’s not bad enough, a dark and moist environment like a crawlspace can offer an excellent breeding ground for mold. Most of the air in your house goes through your crawlspace at some point. That air can carry mold spores into your home and reduce the air quality of the entire house.

Especially after it rains, keep an eye out for moisture in your crawlspace. You can detect it in the air if you have a good nose. You can also touch the ground and the walls looking for wet spots.

#2 - Rodents, insects, and other pests:
Keep an eye out for critters and signs of their presence, such as animal feces, nests, and gaps in the crawlspace that could serve as the entrance and exit points. Insects and rodents should be eliminated quickly, as unchecked activity can quickly grow into an infestation. 

#3 - Wood rot:
This form of fungus grows inside the wood, weakening it as it spreads. Rot can be a very costly problem but some good news is that there are lots of chemical products on the market that can kill and remove rot from wood.

The bad news is that these methods don’t work when rot damage is too extensive. Detecting the early signs of wood rot can save you the expense of having to replace huge chunks of a house’s foundation.

There are two types of rot that may affect your crawlspace: wet rot and dry rot.

Signs of wet rot include the wood becoming darker, feeling soft or spongy when pressed, and the appearance of cracks in the affected area, as well as localized fungus growth, which may resemble mushrooms.

Dry rot will also cause wood to feel weak and spongy. This tends to be a more destructive variety of rot, but it’s also easier to spot due to the growth of the mycelium — a white substance that looks a bit like cotton or wool and clings to the affected wood. It’s obviously not very cold in Southern California but it is possible for your home to suffer from frozen pipes. A burst pipe can have a serious and costly affect on your home or business.  However, there are things you can do to be prepared for these freezing conditions. Any areas of your home or business where pipes are present should be well heated during the winter, or at the very least well insulated.  It’s optimal to keep the temperature well above freezing, not even letting it get below 40 degrees Fahrenheit.
If the area is not able to be heated, making sure the area is well insulated is the next best thing to help decrease the chance of a freeze.

When you know temperatures are going to dip below freezing, leaving your faucets dripping can also help prevent pipes from freezing. But what if the pipes have already burst? Know where your main water shutoff valve is.  This is one of the most important things to be aware of to quickly stop the extent of damage being.  Shutting the water off can prevent additional areas of damage from adding to the immediate problem.  Do this assuming it is safe to do so.  Be aware of any electrical devices or open circuits that could cause electrocution.  And if in doubt, always wait for a professional to handle the shutoff.

This home was the victim of smoke and soot damage from a nearby brush fire that caught wind and entered. The owners had left for the day and left windows open to air out the home and when they came home they soon realized what had happened. While this may seem small and not a large water or fire loss SERVPRO can handle it all, even structure cleanings. Late one evening this homeowner heard a loud crash in his bathroom and immediately thought it was a burglar. Little did he realize that his roof collapsed in due to all of the rain Southern California experienced one winter. Storms in SoCal! While they are not common when the storms hit Southern California it seems as if this state falls apart.
